A new connected monitoring platform is being launched to give building owners and facilities teams greater visibility of fire door conditions between scheduled inspections.
Parilon has combined its Smart Fire Door Device with Sensorite Asset Management Software to create a centralised system that brings together fire door monitoring, inspection records and maintenance information.
The technology is designed to address the gap between periodic inspections, when the condition of a fire door is formally assessed, and the day-to-day changes that can occur through normal use, damage or maintenance activity.
IoT monitoring for fire doors
Parilon’s Smart Fire Door Device is an IoT device designed to be installed on fire doors. According to the company, it monitors door condition and can provide real-time alerts and daily reports.
The monitoring data is integrated into Sensorite’s asset management platform, allowing users to view information about individual doors alongside inspection and maintenance records.
This creates a digital record for each monitored fire door and gives facilities teams a centralised view of assets across individual buildings or larger property portfolios.
The system is intended to supplement rather than replace physical inspections and maintenance. Instead of relying solely on information collected during scheduled inspections, building managers can receive additional information about monitored doors between inspection periods.
Supporting passive fire protection
Fire doors form an important part of a building’s passive fire protection strategy. Their effectiveness depends not only on their initial installation but also on their condition and continued maintenance.
For property owners and facilities teams responsible for large numbers of doors, maintaining accurate inspection and maintenance records can become increasingly complex.
Parilon is initially targeting housing providers, facilities management companies, asset owners and commercial landlords with the platform.
The company estimates that between 3.4 million and four million fire doors are installed across the UAE, highlighting the scale of the asset-management challenge in large property portfolios.
Digital records for building managers
By combining sensor information with inspection and maintenance records, the platform is designed to provide a single digital record for individual fire doors.
This can allow facilities teams to track the status of assets, identify alerts and access historical information without relying exclusively on paper-based records or separate inspection systems.
For organisations managing multiple buildings, the centralised approach could also make it easier to review fire door information across a wider property portfolio.
The technology is particularly relevant to large residential, commercial and mixed-use buildings where facilities teams may be responsible for thousands of individual fire doors and other passive fire protection assets.
A shift towards connected fire safety management
The development reflects a wider move towards connected technologies in building and facilities management.
Rather than recording the condition of an asset only during scheduled inspections, IoT-based monitoring can provide additional information between those inspections.
For fire door management, this could give building owners and facilities teams greater visibility of changes that occur during normal building use.
However, connected monitoring remains a complement to established inspection, maintenance and compliance processes. Physical assessment and appropriate maintenance remain essential components of effective fire door management.
As property portfolios become increasingly digitised, technologies that combine real-time monitoring with asset-management and maintenance records could become an increasingly important part of building safety management.
